Description

This is a substantial mixed use commercial property comprising an enclosed yard with vehicular access from Queen Ann Road, at the rear of which is a large garage/repair premises together with a former two storey Victorian residential property which is loosely arranged as two flats but more recently has been in commercial use with an additional warehouse and office space to one side.

The whole building is in need of complete refurbishment and stands on a site of approximately 0.20 of an acre. Whilst the building could be repurposed with basic repairs being undertaken and remains suitable for a garage repair business, repairs to the fabric of the buildings would be required to make this practical. Given the location and the nature of the site there is significant residential redevelopment potential, subject to the necessary consents. The area would suit multi floor intensive residential development with apartments and would be highly suited for a private investor or for a housing association.

Accommodation

Victorian building. This has in the past been used as 2 x 1 bedroom flats. The ground floor flat was removed form the council tax register on 1st February 2011 and the first floor flat was removed on 10th November 2016. More recently the property has been used for commercial purposes although no formal change of use has been granted.

Main garage/workshop. This is a large open space with a gross internal area of 439 sqm. The property has been previously used for the repair of motor vehicles and has a large inspection pit.

Secondary Garage/Trade Counter. Adjoining both buildings this is a tapered garage and trade counter measuring 18m x 7.3m at tits maximum. There is a vehicular access from Queen Ann Road. The rear half has been fitted out as trade counter with mezzanine storage level above.

Outside. There is an enclosed yard that provides access to all buildings. A large folding gateway provides vehicular access to Queen Ann Road.
