Your attention is drawn to the Environmental Search contained in the Legal Pack. Whilst a potential contamination risk has been identified a Passed Certificate has been issued by the search provider, meaning the land is unlikely to be designated “contaminated land” within the meaning of Part 2A of the Environmental Protection Act 1990.
The Contaminated Land Department of Bath and North East Somerset have confirmed that the land was used for historic landfill between December 1970 and December 1988 with records indicating that the tipped material comprised inert waste including excavation, construction, demolition, clay, brash and lias.
We are advised by the seller that it was originally intended that the storm water drain should be below ground level within the site. Due to the land/river levels this was not possible and a tipping licence was granted to backfill the site thus raising the land level sufficiently to bury the storm drain. This has served, to some extent, to reduce the risk of river flooding on the land.

Good luck at the auction! Any outstand deposit balance must be transferred to us within 24 hours of the auction. If you are unsuccessful at the auction the hold on your debit card will be cancelled within 24 hours of the auction, although the exact date will be determined by the issuing bank.
