Description

This is a Victorian mid-terrace house arranged over 2 floors. The property is in need of total refurbishment and has the added benefit of planning permission for a loft conversion with dormer as well as a large rear extension, filling in the side return and further extending into the garden. Planning permission also applied for in 2022 to create a 1 bedroom ground floor flat and a 2 bedroom maisonette above with a decision still pending. The property is situated on the edge of the Bristol South Article 4 Area, despite this there is potential for use as a House of Multiple Occupancy. It should be noted that there has been a recent refusal in this regard, but this was based on the consented extension and loft conversion, not the existing layout and there was no reference to sandwiching or density.

Accommodation

Currently the accommodation comprises entrance hall, through lounge/diner, breakfast room and kitchen on the ground floor. On the first floor there is a landing, 2 double bedrooms and a third single/dressing room with the bathroom off.

The consented extensions provide a large open plan kitchen living space to the rear and two further reception rooms on the ground floor. 2 bedrooms dressing rooms and bathroom on the first floor and a large dormer loft bedroom with ensuite.

Outside

To the front is a small, enclosed garden area. To the rear is a hard landscaped garden.

Tenure

Planning

Application: 21/04259/HX for notification of prior approval for the erection of a single storey, rear extension that would extend beyond the rear wall of the original house by 5.0 metres, have a maximum height of 4.0 metres and have eaves that are 2.85 metres high. Decision – Prior Approval not required.

Application: 21/04422/CP for Application for a Lawful Development Certificate for a proposed rear dormer loft conversion. Decision – Certificate of Lawfulness be issued.

Application 22/01623/F for Single storey, ground floor extension and roof extensions, and conversion to one maisonette and one garden flat submitted on 31 March 2022 is still pending a decision.

Application 23/02274/F for change of use from C3 Single Dwelling House to C4 6 bedroom House of Multiple Occupancy was refused 05/12/2023. It should be noted that refusal was down to the new proposed layout created in applications 21/04259/HX and 21/04422/CP and did not relate to the existing layout. In addition there was no objection on the grounds of sandwiching or exceeding the 10% rule.
